Before you sign with a sponsor at LPT Realty, run this 15-question interview. Most new agents skip it. That mistake costs them their entire first year.

Are you actively selling real estate right now, or are you primarily focused on building your downline?
Good answer
Either honest answer is fine - as long as they're transparent. "I do both" or "I focus on coaching" is OK if they own it.
Red flag
Claiming to be an active producer with no deals to back it up. A sponsor who can't help you close transactions is a cheerleader, not a resource.

Red flag
"It depends" or "LPT has a few options, check the website." If they can't quote you their own brokerage's fees, they don't know their own deal.

Vague claims about "massive passive income" with no specifics. Or saying revenue share "doesn't really matter for new agents" - that undersells a real long-term asset.

Does your sponsor earn money when I close a deal? How?
Good answer
Transparency. "Yes, LPT pays me a portion of the company dollar from your closings." Honest about alignment of interests.
Red flag
Claiming to be purely altruistic with no financial relationship. That's either false or means they're at a brokerage with no revenue share - which means even less incentive to help you.

What tools and technology do I get access to at LPT, and what do I have to pay for separately?
Good answer

Red flag
"LPT has great technology" with no specifics. Every brokerage claims this. Ask for the actual tool list.

Do you have any tools, templates, or systems beyond what LPT provides that I'd have access to?
Good answer

Red flag
"I'll connect you to some people." A network isn't a system. If there's nothing tangible, there's no infrastructure behind the sponsorship.

Community & Culture
How many agents are currently in your downline and how often do you actively engage with them?
Good answer
A real number with context on how they stay connected - community group, regular calls, office hours.
Red flag
A very large number with no system for engagement. 500 agents with no community = you're agent number 501 they'll never talk to.
What TPL provides
TPL Collective community on Discord with regular engagement. Not thousands of ghosts - an active group Joe actually participates in. Size matters less than activity.
Can you connect me with one or two agents you've sponsored who are willing to talk about their experience?
Good answer
They offer referrals without hesitation. Confident sponsors have agents who will vouch for them.
Red flag
Deflection, excuses, or offering to show you testimonials instead of actual conversations. Testimonials are curated. Conversations are real.

Long-Term Growth
If I want to eventually build a team or recruit other agents, what does that path look like with you?
Good answer
A real roadmap: what they'll help you build, what the revenue share math looks like at scale, what support they provide for recruiting.
Red flag
"Just focus on selling for now." That's not a growth vision - that's a sponsor who doesn't plan to invest in your business beyond year one.

Practical Questions
What happens if I have a transaction issue or need help on a deal and you're not available?
Good answer
A backup plan: broker support team at LPT, community of experienced agents you can tap, or named people who can help in a pinch.
Red flag
No answer. Every sponsor should know that LPT has a broker support team - and any good sponsor acknowledges that they're one person with limits.

Good answer
An honest, specific answer - both why they joined and what would actually move the needle to leave. Shows real conviction, not just enthusiasm.
Red flag
Pure cheerleading with no critical thought. "LPT is the best brokerage in the world!" without any personal evaluation suggests they're selling, not advising.
What TPL provides
Joe left KW after calculating $17,883 in annual savings at LPT. He has a clear answer. What would make him leave: if the fee structure changed materially or the platform stopped improving. He'll tell you exactly this if you ask.
What does the relationship look like after I'm licensed and active - weekly, monthly, ongoing?
Good answer
A real cadence - community access, regular touchpoints, what ongoing support looks like as you grow.
Red flag
"The door is always open." That phrase means nothing. What specifically will they do for you 6 months after you join?
